Inland Waterway Property Management Rental Policies

2009 Rental Policies - Check-in time is after 4:00 P.M. EST and check-out time is 10:00 A.M. EST.
NO EARLY CHECK-INS. - No SMOKING and NO PETS permitted and evidence will forfeit security deposit.
- There will be no renting to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
- A reservation fee of 10% of market rent is nonrefundable. The fee will be applied to your rental amount 30 days prior to arrival. This is not a deposit and will be a fee applied to rental amount.
- A security deposit of 15% or market rent is required for your stay. This must be received within 30 days prior to arrival. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 14 days of departure, provided the following provisions are met.
- No damage is done to cabin or its contents, beyond normal wear and tear.
- All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are placed in the dishwasher or cleaned.
- All keys are left in the lock box and cabin is left locked.
- All charges shall be paid prior to arrival.
- No linens are lost or damaged.
- An advance payment equal to the rental rate is required 30 days before arrival. The advance payment will be applied toward the rent. Please make payments in the form of traveler’s checks, bank money orders, cashiers checks or personal checks payable to Inland Waterway Property Management. The balance of rent is due 30 days before your arrival date. All leases less than 3 months are issued a 6% Michigan Sales Tax.
- A 60 day notice is required for cancellation. Cancellations that are made more than 60 days prior to the arrival rate will incur no penalty except if deposits were made via credit card. All credit cards are subject to a 5% cancellation fee or $50 whichever is greater. Cancellations made less than 30 days will incur a 50% charge for market rent unless property is re-rented for the same reserved time. Cancellation during stay or early departure does not warrant any refund of rent of deposit.
- The maximum number of guests per cabin is limited to amount stated in signed rental agreement.
- Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
- While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate, but is available at an addition rate. This must be prearranged.
- Rates subject to change without notice.
- Any exceptions to the above mentioned policies must be approved in writing in advance.
- No refunds will be made due to weather condition.
- All cabins are privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
